This structure takes advantage of an historically low LIBOR to achieve a coupon rate under 3.0% while allowing for maximum flexibility by allowing prepayment at par at anytime along with collateral release provisions to accommodate future additional development potential.
Floating rate risk is further mitigated through a fixed principal AND interest payment (versus principal PLUS interest payments) , where the allocation of the debt service payment to principal and interest adjusted should rates increase.
