NCH - Forward Permanent Option: Lake Forest Real Estate Capital, LLC arranged a 75% loan-to-value / 85% loan-to-cost non-recourse forward permanent financing commitment. Our client was able to lock an interest rate, 17 months prior to a potential funding of a permanent loan. With no deposit required, this forward rate lock functioned as true "option" for the client, maximizing flexibility during the "option" term. The "option" also included a mechanism to reset the coupon should the corresponding index rate decrease anytime prior to a potential funding achieving a fixed interest rate in the mid 3.0% range for 10 years.
